5% duty + 1% metro cess in Mumbai, Pune, Nagpur and Thane. The 1% women's concession applies to a sole or all-women purchase and bars resale to a male buyer for 15 years. Registration is 1% capped at ₹30,000.

What this assumes
  • ·Headline residential rates for an urban municipal area under the 2026-27 state finance acts. Rural, panchayat and industrial rates differ.
  • ·Duty is charged on the higher of agreement value and the ready-reckoner / circle rate: verify the reckoner for the exact survey number before you budget.
  • ·Local body cess, metro cess and labour cess are called out per state in the note but are not added into the headline figure.
  • ·A joint deed with a woman gets the male rate everywhere except Delhi and Haryana, which price it in the middle.
  • ·This is guidance, not a legal opinion. The sub-registrar's assessment is final.
