Most property websites in India sell you to the highest bidder. A developer or a broker pays for your phone number, and what happens next is somebody else's problem. Just Prop works the other way round: we hold the mandate on the projects we list, one named advisor owns your file from the first call to registration, and we are paid by the developer only when a booking is actually registered.
Our commission comes from the developer, at a rate that does not vary by project. We have no financial reason to push you toward one tower over another, and if the right answer is a project we do not represent, we will tell you that.
Every project page carries the full stack — PLC, floor rise, parking, club, IFMS, EDC/IDC, GST, stamp duty, registration. It routinely adds 25–35% to the number on the hoarding. Showing it costs us clicks and saves you a nasty afternoon.
Registration number, status and the date we last checked it against the state portal. Where a project is exempt or lapsed, we say so.
The same person who takes your first call takes you to the site visit and sits with you at registration. They are measured on bookings that complete, not on calls made.
It is worth being explicit, because every platform claims neutrality. We are paid on registration, so we want deals to close — which means we are biased toward you buying something. We manage that in two ways. Our advisors are not paid a per-lead or per-visit incentive, so there is nothing to gain from pushing a visit you do not want. And the commission rate is flat across our panel, so there is nothing to gain from steering you to a particular developer. What we cannot remove is the underlying bias toward transacting. Two kinds of supply, deliberately. Large metro developers in Gurgaon, Bangalore and Pune with towers of several hundred units. And regional developers — the ones building six to twelve homes at a time, often run end to end by one person — whose inventory almost never makes it onto a national portal properly. Both get the same listing quality, the same cost-sheet discipline and the same RERA checks.
