Just Prop is a real-estate brokerage. We market projects on which we hold a mandate from the developer or their authorised channel partner, and we introduce buyers to those developers. We are not a party to the sale. The contract you eventually sign is between you and the developer, and it — not anything on this site — governs what you get.
Project details, prices, plans, images and possession dates are supplied by the developer or compiled by our research desk from public filings. We verify RERA registration against the relevant state authority's portal and show the date of that check on the project page. We do not warrant that any figure remains current: developers revise prices, inventory sells, and completion dates move.
Prices are indicative and exclusive of anything we have not itemised. Where we show a cost sheet, it is computed from the developer's current rate card; taxes and statutory charges change with state and central budgets. Verify the final figure with the developer before you pay anything.
Computer-generated images, walkthroughs and sample flats are illustrative. The specification annexure to your agreement is the binding description.
Our calculators are educational. They apply standard formulae to the numbers you enter and state their assumptions on the page. They are not an offer of credit, a sanction, a valuation or a tax opinion. Actual lending decisions, interest rates and statutory duty are determined by the lender and the sub-registrar respectively, not by us.
We charge buyers nothing. Our brokerage is paid by the developer, becomes due on a registered booking, and is at a rate that does not vary between the projects on our panel. If anyone claiming to represent us asks you for a fee, a token payment into a personal account, or cash of any kind, do not pay it — call the number in the footer and tell us.
You are responsible for what happens under your login. Give us accurate contact details — an advisor calling a wrong number is the commonest reason a file stalls. Do not use the site to scrape our listings, to send unsolicited marketing to our developers, or to post anything defamatory in a review. We remove reviews that are abusive or that we can establish are not from a genuine visitor or buyer, and we say when we have.
Submitting an enquiry is a request for a callback and consent for us and the relevant developer to contact you about it, on the channels you selected. It creates no obligation on you to buy and no obligation on us to represent you. Our stated callback SLA is a service target during working hours, not a contractual warranty.
Lenders, lawyers, valuers and moving companies we introduce you to are independent. We select them on the basis of service record and we are not paid to prefer one lender over another, but their work is their own and we do not underwrite it.
Nothing here limits liability for fraud, for death or personal injury caused by negligence, or for anything else that cannot be limited under Indian law. Subject to that, we are not liable for indirect or consequential loss, for a developer's delay or default, or for a decision you take on the basis of information on this site without independent verification. Our aggregate liability to you is limited to the brokerage we actually received on your transaction.
The site design, our written guides, our cost-sheet methodology and our locality datasets are ours. Project imagery and brochures belong to the respective developers and are used under licence. You may share a link to any page, including a shortlist comparison link; you may not republish our content at scale or use it to train a model without written permission.
These terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts at our registered office. A complaint about a specific project may also be taken to the relevant state Real Estate Regulatory Authority, whose jurisdiction nothing here displaces.
