Just Prop is a brokerage, not a classifieds board. We hold the mandate, our advisors work every lead, and the money event is a registered booking. This is the surface you run your side of that from — inventory, prices, payment plans, media and the funnel, all self-serve.
We surveyed the category before building any of this. Four of the six things below do not exist self-serve anywhere in the Indian market — they are phone calls to an account manager, which is why they rot.
BSP, PLC, floor rise, parking, club, IFMS, EDC/IDC, power backup, GST, stamp duty, registration — versioned and effective-dated, with the buyer's all-in cost sheet rendering live as you type. Everywhere else this is an email to an account manager, which is exactly why consumer-facing prices go stale.
CLP, down-payment, possession-linked, subvention and flexi as an ordered milestone list with a running total that has to reach 100%. Pick a unit and see the rupee schedule a buyer would actually be quoted.
Hold with a TTL, block, unblock, reserve, book, swap, register, cancel. Every transition is audited with an actor and a reason, and a conflicting concurrent change is refused rather than silently overwritten — two people blocking one unit is a weekly event at scale.
The number goes to the state authority's format and register, comes back with a validity window and a promoter match, and a failed check blocks the publish. Re-checked weekly. If the badge is on, it means something.
Nothing publishes straight to buyers. Each submission carries a field-level diff, so a reviewer reads what changed instead of the whole record — which is what makes a four-hour QC turnaround possible.
Views, enquiries, contacted, visits, bookings — by project, source and locality, with your enquiry rate benchmarked against the anonymised median of every project in the same neighbourhood.
Most proptech assumes a marketing team, a CRM team and a sales head. The builder who runs thirty small projects end to end on their own is the case the category gets wrong — six dashboards is six things they will not open.
Flag the account as a solo operation and the console opens on a single Today queue: callbacks that are due, visits booked for this afternoon, units about to fall out of hold, QC that is blocking a publish, price sheets that have gone stale — merged across every project and ordered by what costs money soonest. Nothing is disabled; it is just one list instead of six.
The commitments that come with a mandate.
Being straight about this is cheaper than the churn when you find out.
A mandate covers the brokerage rate, the split with channel partners, exclusivity and validity. It is a signed contract rather than a settings page, so it starts with a conversation — usually a short one, because the terms are the same shape for everybody and the only real variables are the rate and the project scope.
Six projects or sixty, one person or a floor of them — the console is the same, and the onboarding is us loading your inventory rather than you typing it in.
