How we compute this

Because a market report you cannot audit is marketing.

  • Scope. Only projects we hold a live mandate on. This is a read of our own book, not a national index — a national index would need registry data we do not have.
  • Sold. Units at status booked or registered. A booking that later cancels drops out of both sides of the ratio.
  • Velocity. Units sold divided by quarters elapsed since that project's launch date, summed across a city. It flatters young projects that sold a first tranche quickly, so read quarters-to-sell as a direction, not a date.
  • Price per sq ft. The developer's current asking rate on saleable area, unweighted by project size. It excludes floor rise, PLC and the statutory stack — see any project's cost sheet for the number you actually pay.
  • Locality medians. Maintained by our own research desk and refreshed quarterly.
