What can I afford?
Two things cap a purchase — what a lender will sanction and what you can put down. This finds the tighter of the two, then shows you what we have inside it.
What you have to work with
Two constraints bind a purchase: what a bank will lend, and what you can put down.

What this assumes
- ·20% down payment and an 8.5% loan over 20 years — the panel's typical salaried offer today.
- ·Stamp duty and registration at the Karnataka rate for a male/joint buyer. A sole woman buyer pays less in several states.
- ·Interiors, parking, club membership and IFMS are not in this band — budget another 8–12% of the price.
- ·The project shortlist is live inventory filtered on overlapping price bands, most-complete listings first.
- ·No bureau score, employer category or ITR check applied — a lender will apply all three.
Talk to an advisor about this
A calculator gives you the arithmetic. An advisor tells you which lender will actually sanction it, which projects have an approved-project (APF) tie-up so the file moves in days rather than weeks, and what the builder will negotiate on. No fee to you — we are paid by the developer on a registered booking.
