Stamp duty and registration, state by state
Between 4.9% and 11% of the agreement value, due in cash, and the loan will not fund it.

Stamp duty is a state subject, so there is no national rate. It is charged on the higher of your agreement value and the state's own ready-reckoner or circle rate for that address — meaning a below-reckoner deal does not save you duty.

The women's concession is real, and it has conditions
Maharashtra's 1% concession applies where the buyer is a woman, or all buyers are women, and it carries a 15-year bar on reselling to a male buyer without paying the difference. Haryana and Delhi price a joint male-and-female deed between the two rates. Karnataka, Telangana and Tamil Nadu give no concession at all. Putting the deed in a spouse's name to save 1% is a real saving, but it also determines who owns the asset and who can claim the tax deduction — decide it for the right reason.
Practical points
- The loan will not fund duty or registration. Budget it as cash, on top of your 20% margin.
- Duty is due at registration, not at booking. In an under-construction purchase the agreement is registered early, so the cash requirement arrives sooner than most buyers plan for.
- Several states add a local body cess, metro cess or labour cess on top of the headline rate. Always ask for the sub-registrar's computation, not the sales office's estimate.
- A gift deed between close relatives attracts nominal duty in most states — a genuinely useful planning point for a family transfer, and one worth taking advice on.
